Some creative thinking resulted in a win-win situation
for the Land Trust and a property owner on Red Dog Road.
The owner wanted to make an adjustment to the boundary
between two pieces of property she owned. What would normally
have been a relatively simple procedure was complicated
by the fact that the adjustment would create a single parcel
that would be large enough to be subdivided in the future.
In order to get county approval, the owner was going to
have to apply for a re-zoning of the parcel, which would
have cost $3,000.
Instead, the Land Trust suggested placing a "no-subdivide" conservation easement on the parcel, which would cost much less while achieving the same goal. The county approved the plan, the owner got the lot line adjustment, and the Land Trust now has a 6-acre conservation easement guaranteeing that the Nevada City parcel will not be subdivided in the future.
